ELECTRICAL POSTSCRIPT

On Wednesday morning, June 16th I noticed that there was no power in the downstairs bathroom. And, I really didn't know how long that it had been out, since I often do not turn on the light.

I checked the rest of the house, and found that all other areas had power. I went downstairs to the breaker box, and flipped all of the switches Off/On, but this had no effect.

I figured that the problem probably had to do with the new circuit breaker that Loyd had installed in the bathroom. This is designed to cut the power if water is doused on the outlet. I hope that it was a wise decision to change since the other outlet offered no problems.

It just so happened that when I discovered the power outage, I had to take the bike to Memorial Testing to have a cholesterol screening. I could not have any food or drink for ten hours, and I wanted to get this out of the way so that I could get some coffee.

When I returned, I called Loyd and he agreed to stop by on Thursday at 830am. He arrived right on time, and said that the switch was probably defective, and he had a new one with him, and installed it in ten minutes.

Hope this is the end of the problems with electricity in the powder room.

Final Reckoning

Friday, June 10th was the final day of the project.

Loyd arrived right at 830am to remove the tape on the tub enclosure, and caulk the seams. This only took about forty-five minutes, and I was finishing up a film when he came downstairs with an itemized bill for the total cost.

On Day One of the project I had paid him $550.00 which was supposed to be half of the bill, but actually it was $875.63 which I ended up owing. However, this did include the cost of the tub enclosure which he had to buy, and I was able to credit my card, and additional items which he had to purchase like a towel holder, toilet paper holder, various plumbing fixtures, glues and adhesives, and some additional cost for labor. Don't forget that he stopped the upstairs toilet from running, and was able to install the new toilet seat which I had bought many years ago.

The work is of such high quality, and he finished in a reasonable amount of time, and he is a gentleman of unquestionable integrity that I had no problem coming up with the additional dough.

Now, I will begin work on cleaning up the basement area of the condo, and then getting the family area clear of furniture so that I can have the carpet installed both stairs and floor. I think that I will put the large wooden bookcase from the family room into the basement area and use this to store my clothing. Of course, much of these ancient and decrepit clothes will be trashed or donated.

Tub Enclosure

Today, Loyd arrived right at 830am, because he didn't have to pick up anything from Menard's. All of the panels are now installed on the enclosure, and tomorrow should be the last day of the project. He will have to caulk the seams, and that should do it. The enclosure was not wide enough to cover some of the free-style tile work that was part of the old unit, but I should be able to hang some self-adhering tile, and it should look OK. Loyd also was able to put on a new toilet seat for the upstairs toilet. That seat had been sitting in the pantry for many, many years.

More toxic heat and humidity, and today is supposed to be the apex. Tomorrow, rain and thunderstorms will move through the area, and temps will go back to monthly averages. A pop-up tornado in the offing???

Loyd arrived about 915am, and said that he had stopped at Menard's to pick up the tub enclosure, but the store did not hold the one that I had purchased last week. They do not 'hold' these items, and it is odd that they didn't tell me about this when I bought it. He was told that they have one at the Menard's on the Northend, and he will charge his credit card, and I'll pay him when the work is completed. I will get credit on the original purchase later. I am glad that I did not pay off the credit card bill.

At the end of the day, the downstairs bathroom was completed, yet his tools were still there. And, he had ripped out all of the old tub enclosure.

Wainscot Work

Monday, June 6th, 2011 continued with heat, haze, and humidity. Discomfort Index soared to triple digits by early afternoon. The Roofers finished their shenanigans by 830am., and the roof is now complete!

Loyd arrived about 845am, and I told him that I would return after he got back from lunch at 1230pm. I headed to the FitClub for a workout, and he didn't show up until 130pm.

He completed most of the wainscoting, and only has to tack on the trim. He will finish this on Tuesday, and begin the installation of the pedestal sink and toilet.

Tuesday, June 7th 2011 The Heat Wave continues. Loyd completed the wainscoting work, and was able to install the toilet and pedestal sink, however, there is a leak in the drain of the sink. He worked until after 530pm, and the thermostat read 90 degrees in the living room. The bathroom looks terrific, and exceeds all of my hopes.

Dick Van Dyke's Input

Saturday was another day of stifling heat and humidity. I was given "A Window of Opportunity" to expect delivery of the new refrigerator between noon and 4pm. I called the store right at 9am thinking that this would put me near the top of the list, but this was not the case.

I was watching a rather dull and dreary French film called, DRY CLEANING, and I finished the film, and left on the bike to return library materials, and pick up a new DVD player at Walmart. I got back shortly before noon, and called Dick Van Dyke's to find out where the driver was on his route. However, I still got the same answer, "between noon and 4pm". The clerk offered to call the driver, and then call me back. But, I heard nothing. Later in the day I found that somewhere along the line, the bell had been turned off on the family room phone.

Just about 3pm the driver showed up, and pulled around from the North, but could not make the turn to my section of the condos. He backed around to Durkin, and then drove in adjacent to the old day care center. He had to remove one half of the sliding glass door, but this was not a problem. The fridge was up and running within five minutes. Three hours to cool, and six hours to freeze.

Hurry Up and Wait

The roofers began pounding at 615am, and this was the beginning of the hottest and muggiest day of the year so far. Haze and Heat with a Discomfort Index of plus 100 by mid-afternoon.

Loyd showed up about 915am. He told me that he would be late because he was setting up a 'flea market' for his wife and a number of her friends in the Koke Mile subdivision. The roofers seemed to have zeroed in on my patio, and it was obvious that he could not work anywhere near this area. We had thought that they might be through in a couple of hours, but the littering and cascading continued until late afternoon. However, Loyd did go back to Menard's, and bought a flapper for the upstairs toilet. He told me that this would increase his bill by twenty five bucks. Money well spent!

I called CWLP at 910am and verified that my 'window of opportunity' was between 11am and 3pm. At 130pm I called, and they said that they would find out what was going on, and call me back. At 230pm I called, and they said that they would find out what was going on, and call me back. At 330pm, I called and she left me on hold, and then said that they had sent an email at 10am, and never had gotten a response. What the fuck good was this? I hung up, and decided to spent the twenty bucks to have the old fridge hauled away when Dick Van Dyke showed up tomorrow. At 355pm, as I was pulling the bike out onto the patio, they showed up to remove the fridge. They said that they had truck problems (lift-gate refused to work), and the driver said that they had called, but I did not hear the phone ring. They had the fridge out and into the truck in five minutes, and the unit was too wide to get through the patio doors, however, they moved it out with the doors wide open, and then twisted it. I would have never thought of this in a thousand years, and I had a kind of career doing this stuff.

The driver said that I should receive the check for fifty bucks in about a month, and this was probably the hardest work I have ever done for $50.00. Waiting and Wondering are not my strongest points. And, after being kept in the dark for over six hours, to tell me that they had sent an email at 10am was beneath contempt. That did not even qualify as an answer.

Loyd will be back on Monday AM to finish the wall work in the bathroom, and continue on to the fixtures.

Second Day

Th 6/2/11

On Wednesday, June 1st the husband and wife team from Bill's Family Flooring arrived just before 9am, and they were busy installing the vinyl until just before noon. They did a terrific job, and I plan to use them for the carpet install on the downstairs family room.

Loyd got in about 130pm and brought the wains-coating materials which he picked up from Menard's. He was also able to get a coupling unit which allowed us to stop the dripping lead from the ice machine. I will never buy a refrigerator with an ice machine! That damn thing was nothing but trouble, and I will go to The Dollar Store and buy a couple of plastic ice trays for a buck and this should fulfill my ice needs for a year.

I had problems coordinating the fridge pickup and the delivery of the new refrigerator. I had to contact Dick Van Dyke's by 815am to find out where I was on the delivery roster, and I could not get an answer at CWLP until after 9am (I guess the office doesn't open until then). Today, I found out that CWLP had the pickup scheduled for Friday, and on Wednesday I was told it would be Thursday. In any event, I rescheduled the delivery of the new unit for Saturday, and this will allow for the pickup of the old fridge 'anytime' on Friday. I will do without a fridge for one night, and I can pretend that I am camping.

Yesterday the roofers told me that they planned to start work at 530am Thursday morning, and they were banging away at five thirty one. It was ridiculous since a strong thunderstorm moved through the area beginning at 615am so they were only on the job long enough to wake everyone up. It rained hard and steady until just about noon.

Today while I was working out at the club, the people from Habitat For Humanity arrived and picked up the old bathroom fixtures. I had them setting on the patio, and I don't know when they arrived, but they did leave a receipt. This stuff was originally going to be tossed into the dumpster, and that would probably be some kind of a violation of condo policy. And, I think when we get to the point of removing the old tub enclosure, I will tell Loyd that I will just put it in garbage bags, and then nobody will have cause to complain. Loyd said that the waste haulers do not care because these kinds of materials are OK to be placed in a dumpster.

Loyd will work until about 430pm, and I hope that most of the wall work will be completed. I am very much looking forward to getting the new toilet up and running. Not 'running' like the upstairs toilet does, but, I guess I mean, 'up and operational'.

First Work Day

Loyd arrived right around 830am, and began the remodel. Today, he removed the toilet and vanity in the downstairs bathroom.

Also, Black Hawk Roofing decided to begin work on my condo building today. Of course, they began with the front, and tomorrow (when my guys are dragging in the vinyl) they will have the patio areas tied up.

On Saturday I was at Menard's and bought the pedestal sink, the tub enclosure, and a mirror with medicine cabinet. All items are being held at the store, and Loyd will pick them up when he is about to install the items. I was going to buy the materials for the wains-coating, but the clerk said that I should consider 'dry-walling' the entire bathroom. He said that this would save on materials, and should be cheaper in the long run. I ran this by Loyd, and he did not feel that this would be the case. So, today I went back with the estimate that the clerk made on Saturday, and bought the stuff. However, Loyd remeasured, and I needed far less materials.

Loyd suggested that I call Habitat For Humanity, and see if they would take the old bathroom fixtures. I called this morning, and they will be out on Thursday, and remove the grungy old stuff. Loyd said that a lot of rental owners buy this used equipment if they are leasing properties that get a lot of wear and tear. I guess you would certainly save a lot of money.

I called CWLP and arranged for a pick up of the old fridge, but the ice machine needs to be completely disconnected for them to take the item. Since the fridge must be moved tomorrow when they install the new vinyl, I am hoping that I can just have them leave the ice assembly un-hooked, and then I can qualify for the free pickup, and the fifty dollar rebate. But, if this cannot be done, Dick Van Dyke will accept a twenty dollar removal on the day of the delivery.

Right after Loyd left this morning, I called Emily at Dax's office, and had him sell some securities, and I will have $3,800 deposited in my checking account. This should take care of the remodeling, and have a couple of hundred to spare for a computer update on the old PC.

When Loyd removed the vanity, he noticed that they removed the vinyl flooring when they mounted the cabinet. When the new vinyl floor is installed, this area would sink in. He went to his storage unit which is out by the airport, and brought back a board which would even this area where the pedestal sink will set. He was gone by noon.

I got on the bike and rode downtown to pay the tax bill. $625.00, and I was interviewed by Channel 20 news before I paid for the bill. I wonder if I will be on the news? I guess it was a feature wondering why people would come into the county building to pay their tax bill instead of sending a check, and I said that it was a nice bike ride.

After the workout, it was back to Menard's where I spent $104 to pay for the materials for the wains-coating.

9am tomorrow the installation on the vinyl begins, and it should be completed by llam. Loyd will show up, I'll give him the receipts, and he will pick up the stuff that I bought today, and begin this installation. He will do the walls first, and finish with the pedestal sink, and toilet.

Meeting with Loyd Jones

On Friday, 5/20/11 I went to Lowe's and Menards, and was shocked and outraged about how expensive the labor installation was going to be. Lowe's was asking almost four times the cost of the unit (pedestal sink) to have it put in. Also, they were hinting at all kinds of additional charges that might apply. Such as, a 'paint check' if the house was built before 1979. After this time, all houses were not to be painted with lead based paint. And, this would require an addition $68.00. Also, something about a 'sink valve', if this was too old, this would have to be replaced, and there are two valves, at $65.00 each. On the bike ride home, I decided to go with one of Joe's recommendations. Jones was the most expensive, but he was the best workman. And, it would seem that it would be impossible for him to be more expensive than 'the big box stores' guys.

I called him late Friday afternoon, and he is to come over at 1pm on Monday afternoon, 5/23.

The Opening Salvo

Shortly before I left for my trip to Surprise AZ at the end of April, 2001, the toilet in the bathroom off the kitchen lost so much power that it became useless. And then, the upstairs toilet began to run constantly. The flapper refused to seal, however, I am able to manually set it to run at a very low rate.

I have decided to dedicate some of my investment money to a major overhaul of the condo. I want to replace the downstairs toilet, add a pedestal style sink, and redo the flooring. Also, I want to completely replace the linoleum tile in the kitchen. And, I want to replace the crumbling shower stall arrangement in the upstairs bathroom. And, I would like to replace the living room carpet with wood, or just get new carpet. Also, the family room carpet needs to be replaced, as well as the steps. And, in order to achieve the 'carpet goals', I want to remove all of the standing book shelfs and have shelving brackets mounted to the walls.

On Saturday, May 7 I ordered a new toilet for the downstairs bathroom. $139.00 and $125.00 installation. I had to arrange an installation date with Jones Plumbing, and they didn't call until Monday, and the installation was then set for Thursday, May 12th. They arrived promptly at 930am, and within five minutes they determined that the toilet was not the correct size, and it would have to be returned for a 'special order'. On the upside, they volunteered to take it back to the store.

I took the bike, and arrived at the store before noon, and went back to the plumbing department and ordered the correct model. The toilets are sized from the distance to the center of the drain hole from the wall. The standard size is "12", and this is what I ordered, however, my bathroom requires a "10". The new toilet also required all mounting parts, and seat to be ordered separately. The grand total was $247.41, and this did not include the installation fee which is the same.

This new toilet is supposed to arrive between Thursday 5/19 and the following Monday.

Late in the afternoon of Friday, 5/13, I called Dennis Thomas and made an appointment to have him come out to the house, and give me an estimate about installing the shelving. I found out that he runs a window and door outfit located near Moffet and Carpenter, however, he said that he would be happy to do the work, and he charges sixty dollars an hour. By the following Monday, I decided that I will have the bathrooms done first, and then the kitchen and bathroom floors. Late Monday afternoon I called Dennis, and cancelled the meeting which was to occur on Tuesday, 5/17 about 10am. The flooring in the family room and living room can wait, but I will still need to have the shelving before I can tackle that end of the project.

On Monday afternoon, 5/16 I took the bike over to Menards off of Vets, and did some preliminary shopping. This is the first time that I had been in that store, and I really liked it---even more than Lowes.

The plan is to have the new toilet installed in the downstairs bathroom, add a tub enclosure upstairs, then the floor in the kitchen/downstairs bath. And, I am not sure how I will do the carpet/wood flooring. I want to go to Staffs Carpet out by the Fair Grounds and see what there is to offer. And, how much it costs to have them install the flooring, or what the savings would be if I had a 'handyman' do the work. I talked with Bill who lives a few units down, and he told me of his adventures of installing wooden flooring in his condo, and he said it looks great, and was not that hard to do.
